Nurturing Your Nature strip!

Your nature strip often referred to as the “verge”, is the roadside stretch between your property and the curb along the road. This public space hosts an array of utilities, including telecommunications, gas, water, and power services, as well as street lighting. Typically adorned with grass and a tree, it serves several vital functions:

  1. Providing a level area for waste and recycling bins.
  2. Ensuring safe access for pedestrians, strollers, and wheelchairs between the road and footpath.
  3. Enhancing visibility for motorists, cyclists, and pedestrians, particularly at intersections, curves, and driveways.
  4. Facilitating easy access for service providers to conduct maintenance or repairs.
  5. Creating space for tree planting, enriching the neighborhood’s greenery.

Although the nature strips throughout the Botania community are owned by the Melton City Council, the duty of maintaining and caring for them falls upon the landowners whose properties run parallel to each section of the nature strip.

Essential maintenance and routine upkeep of your nature strip plays a pivotal role in elevating the overall ambiance of our community. Maintenance involves straightforward tasks such as regular mowing, weeding, and picking up litter. By keeping this space clean and tidy, you contribute to creating a welcoming environment within our community for all.

Advantages of a well-kept nature strip beyond its visual appeal include the following benefits:

  1. Facilitates rainwater absorption, reducing stormwater runoff.
  2. Enhances the aesthetics of the neighborhood.
  3. Mitigates the impact of hard surfaces like roads and pavements.
  4. Elevates the value and overall well-being of your property.

Street Trees are another common feature of most nature strips. Street trees add to the natural beauty of our community and offer practical benefits, including providing shade, contributing to CO2 absorption in the environment, and cooling down the neighborhood.

You can contribute to the care of your street tree by:

  • Regularly watering it, especially during dry spells.
  • Keeping the base free of weeds and mulching around it, while being mindful to avoid direct contact with the tree trunks.

Remember, the street tree is the property of Melton City Council and cannot be removed without prior approval. You are responsible for its care and may be held accountable for any damage within your boundary.

While most nature strips consist of grass and a street tree, you have some creative freedom to beautify your patch. Transforming your nature strip into an enchanting corner can be a fulfilling project. Consider options such as gravel, mulch, and approved plants to add a unique touch.
Although, care must be taken to ensure that your design maintains the essential functionalities mentioned above.

$25,000 Stimulus Packages to be Available with New Home Builds

With social restrictions easing and normality on the horizon, it is welcome news that the Australian government has announced a building stimulus package that offers a $25,000 cash grant to prospective new home builds.

This new incentive aims to provide a boost to the building industry in light of the recent economic downturn due to the COVID19 crisis, with specific details regarding applicant eligibility including:

● A grant of $25,000 to eligible owner-occupiers ( not just first home buyers ) to build a new home or substantially where the contract is entered into between today and December 31, 2020.

● Construction of a new home must be contracted to commence within three months of the contract date.

● Income thresholds – consistent with the First Home Buyers Deposit Gap Scheme (FHBDGS) – of $125,000 for singles, or $200,000 for couples.

● A threshold of $750,000 for the value of the new home (including land)

This is an exciting incentive for the new home industry and will help get people into their new homes quicker and easier than ever before. To learn more and to find out if you’re eligible, head to: https://treasury.gov.au/coronavirus/homebuilder

4 Fast Facts for the First Home Buyer

To give you some more understanding as you step towards owning your first home, here are 4 fast facts to aid you in your journey.

Understanding the true cost of your home

The equation of purchasing your home is not as straight forward as a $30,000 deposit, plus a $500,000 home loan equals a $530,000 property. Your final purchase price will involve many other considerations such as stamp duty, loan application fees, and lenders mortgage insurance if you need to borrow more than 80% of the cost of your home. Taking a holistic view of all costs will lessen the risk of any hidden surprises, leading to a far more relaxed and enjoyable home-owning journey.

Location, location, location

As the old adage states, making a good investment in a home really is all about ‘location, location, location’. As a lower entry point and higher yield, Caroline Springs has cemented its reputation as a growth corridor in the west, with Botania located just minutes from Caroline Springs, this area is truly a smart investment for a first-time homeowner.

Show me the money

By purchasing a house and land package, rather than an established home, you will save on stamp duty, with duty only needing to be paid on the value of the vacant land and not the future house. On top of this is the First Home Buyers Grant (if you meet the eligibility requirements ), which currently offers $10,000 for Victorian applicants buying or building a new home valued up to $750,000.

Botania offers further savings with The Botania Difference – teaming up with 3 of Victoria’s most trusted builders has allowed Botania to offer wholesale prices. Including up to $50K* of incentives, savings and grants – and if you’re a First Home Buyer, congrats, you could be saving close to $60K! So sit back, relax, and know you’re getting the savings and dream home you deserve.

Pre-approval pays

Pre-approval can give you some certainty when searching for your dream home, giving you a good idea of how much you can borrow provided that you can supply the information to back the figures you’ve supplied in your application.

Pre-approval usually lasts 90 days and if your search for the perfect home lasts longer than 3 months, it is a good idea to re-apply as the property market can change rapidly.

Botania is here to guide you through your journey to homeowner, we are here to help in making this time as exciting and memorable as it should be, our friendly team are here for any queries or concerns you may have, so give us a call on 1300 888 182 or pop into our sales office located at 1152 Taylors Road, Fraser Rise (Plumpton) and let Botania create your forever home.

How to Get the Most Out of Your Block Space

Building at Botania is an exciting endeavour that allows you to create the perfect haven for you and your family from scratch. This includes a brand new home with your choice of finishes, outdoor spaces and the backyard of your dreams. But what might this entail? With some of our handy hints, your perfect home will seem more achievable than ever before. Considered Construction The key to getting the most out of your block space resides in how you plan your home’s construction. Have you considered a double-storey floorplan? With a smaller footprint when building up, your outdoor space is maximised and allows you greater flexibility. Also think about living space functionality – do you need a second living space, or could you turn your undercover outdoor space into another living area? Position is Key With such an exciting community underway at Botania, an important step in your new home journey is where your land is actually situated. Where are the closest parks and public transport options? How far away is the proposed town centre? Can the kids walk to school? With a wealth of amenities on your doorstep at Botania, it’s helpful to know exactly where you’re positioned in the budding Botania community. Here Comes the Sun Have you considered the orientation of your block before? An often missed detail, the orientation can play a massive part in how your new home is shaped. Consider where north is in relation to your block in order to maximise all the benefits that come with living and outdoor areas that can be exposed to sunlight throughout the day. These benefits include natural warmth in the colder months and can help contribute to a 6-star energy rating without increasing too much in costs. Create Your Backyard Oasis With your block chosen and home design utilising your family’s needs, it’s time to consider your outdoor area and yard space. With north-orientation considered, the positioning of your outdoor space to receive afternoon sun is a must. Consider the functionality of your yard space to maximise its use for your family which may include outdoor furniture, a BBQ area, a firepit, vegetable garden, a pool or a combination of the above. This is your chance to create your own backyard retreat. When building your new home at Botania, the personal touches and creative options are endless. If you would like further information as to why Botania is the community for you, don’t hesitate to get in touch with our friendly sales team by calling 1300 888 182 or by visiting the Sales Office located at 1152 Taylors Road in Fraser Rise.
